Women in Construction Week 2024

In the first week of March 2024, our team celebrated Women in Construction Week by highlighting the talented women of Homestead Construction! We were thrilled to highlight a new team member each day and learn about what the construction industry means to them. We want to give a HUGE thank you to Jessica Spears, Andrea Jerome, and Daniela Castillo for their ongoing hard work and dedication. We appreciate all that they do for our Homestead Construction team! Check out the questions below to learn a little more about each team member:

Jessica Spears

  1. What is your current position? I was promoted to Assistant Project Manager in September.

  2. How long have you been with Homestead Companies? At the end of March, I'll have worked for Homestead for 1 year.

  3. What does it mean to you to be in construction? Being part of the construction industry offers me an unparalleled sense of purpose and fulfillment. It's not just about the physical act of building; it's about being an integral part of a team that collaborates effectively, forming strong bonds with colleagues and external partners alike. The opportunity to leverage cutting-edge tools and methodologies to oversee complex projects like Lusso exemplifies the dynamic and impactful nature of our work. For me, construction is about contributing my best to a collective effort that results in tangible, lasting achievements.

  4. What is your proudest construction moment/accomplishment? My journey with Homestead Construction stands out as a testament to personal growth and professional development. Starting with little to no experience in the field, I was propelled by a relentless drive to learn and contribute. This determination was recognized when, just six months in, I was promoted to my current role. This rapid advancement is not just a personal milestone; it symbolizes the potential for growth and achievement in the construction industry for those who are committed to excellence and continuous learning.

  5. What is your favorite thing about working in construction? The essence of construction, for me, lies in the synergy of teamwork and the tangible outcomes of our labor. There's a unique satisfaction in witnessing the direct results of our collective efforts, seeing structures rise and projects come to fruition before our eyes. This blend of collaborative spirit and visible progress fuels my passion for the field, making every day a rewarding experience.

Andrea Jerome

  1. What is your current position? Project Manager.

  2. How long have you been with Homestead Companies? Just under a year.

  3. What does it mean to you to be in construction? There is never a dull moment.

  4. What is your proudest construction moment/accomplishment? Ensuring Homestead Companies continues to develop outstanding multifamily housing that provides residents the best experience possible.

  5. What is your favorite thing about working in construction? Collaborating daily with architects, engineers, contractors, and vendors to guarantee projects remain on time and within budget.

Daniela Castillo

  1. What is your current position? Assistant Project Manager.

  2. How long have you been with Homestead Companies? 10 months.

  3. What does it mean to you to be in construction? I love contributing to the design and construction of new spaces and buildings for society and the urban environment.

  4. What is your proudest construction moment/accomplishment? My proudest construction moment was working on the tallest building in Latin America with Gold LEED Certification.

  5. What is your favorite thing about working in construction? My favorite thing about working in construction is that every day is different. There is always something new to learn, new construction systems, new construction methods/strategies, new softwares, new materials, etc. It is exciting to work with constant changes and challenges.


Big Wins for River Park, River’s Edge, and River Gate!

Throughout Quarter 1, we welcomed our teams at River Park, River’s Edge, and River Gate to the 100% Club for the 2024-2025 leasing season and they did it in record time, too! Congratulations to the teams in Athens, Ohio team on this big accomplishment - we are so proud of your hard work and dedication!


In The News: $1B Buckstone Project in Obetz

We’re excited to announce that Buckstone Flats was named in Columbus Business First as the first facility to open within a $1 billion development in Obetz, OH! Congratulations to the team for working hard to make this project so successful.

The Blueprint: Insights on Construction

Homestead Construction has been making great strides in 2024 with several exciting projects currently underway! The first quarter has seen significant progress and you can find the latest updates for each project from John Gornall, Vice President of Homestead Construction, below.

Lusso – Italian Village, Columbus, OH

Building G and H are nearing completion at Lusso Apartments! Building F is continuing to move forward as the drywall installation and finish trades are in progress. The model will be open in early April to welcome VIP tours.

Stella – Italian Village, Columbus, OH

All buildings have been certified for occupancy with the final touches being completed on building A. The parking garage has been completed and is currently being painted on the interior. The townhomes are progressing smoothly and we are looking forward to welcoming residents into them soon!

Signature – Lexington, Kentucky

The project in Lexington, Kentucky is progressing very well with two buildings approaching completion. The other buildings are being framed and in various stages of completion. Construction team members are actively working on the pool and the final touches of the clubhouse.

Hayden Park – Huber Heights, Ohio

Hayden Park Apartment are all certified for occupancy! Final touches are taking place on the last building while the landscaping is wrapping up.

Camden Park is nearing completion with the final inspections pending on the last building.

Final touches are underway in the Village and common areas! Units in the B & C wings are facing completion while wing A is well underway with finish trades. We are excited to begin welcoming residents this upcoming spring!

Magic at the Home Office

Our team members at the Home Office gathered together for an afternoon of fun with Ron Spangler Magic! Not only did we learn some impressive tricks, but we also shared plenty of laughs and were blown away by the incredible show. We're grateful to everyone who joined us and participated in the activities. It was a memorable event!

It's all about the magic of eras, glam, personal reflection, nostalgia, and so much more! It's time to embrace our era and capture the hearts of prospects and our residents! 

We are diving deep into emotional touch points. Think about it: your college years hold some of your favorite memories. It's practically an era in itself! That is what we are aiming for with our residents. By showcasing our properties' era at the forefront, we are encouraging prospects and residents to feel as though we are where their favorite memories will be held. That's why they should choose to live with us!  

The HU properties are taking it to the next level with well-thought-out events and social media posts, exciting giveaways, and promotional materials. We have loved seeing this new era for HU unfold and look forward to seeing what else is planned for the future!

Another Successful HU Move-in!

Our HU teams had another fantastic year! Move-ins are complete, and the teams are now focusing on leasing for the 2024 season. In terms of preleased average, we’re excited to report that the portfolio is currently ahead of last year by 5.5% and nearly 10% ahead of 2 years prior, making it one of our most successful leasing seasons yet. Congratulations to everyone involved! Way to go!

A Night At The Movies

Our team members from Homestead America had the opportunity to attend the Columbus Apartment Association 2023 Expo: A Night at the Movies! Located at the Makoy Center in Hilliard, Ohio, everyone enjoyed exploring all of the vendor setups and connecting with our community. Thank you to the CAA for putting together a fantastic event. We are all looking forward to next year! 


Entrata Summit

Another successful year at the Entrata Summit!

Shaun Kastner, Director of Systems and Training, and Qiletha Caston, VP of Systems and Compliance, spent a week in Salt Lake City, Utah, learning about new perspectives on all things multifamily. Their schedule was filled with insightful sessions and keynote speakers, and now they're returning feeling motivated!⁠

The Blueprint: Insights on Construction

Homestead Construction has many projects underway and has continued to make significant progress over the last quarter! Below, you can find the latest updates for each project from John Brinich, President of Homestead Construction.

Lusso – Italian Village, Columbus, OH

The construction team is actively working on the framing of building H, simultaneous to the roof being installed on building G and the warehouse structure. Additionally, mechanical rough-ins are in progress for both Building G and F.

The first units in building C are currently preparing to open! Building B is nearing completion at 90% and will be ready to open in December. As for Building A, the first units are scheduled to open in January 2023, while the clubhouse is expected to be ready in November.

Signature – Lexington, Kentucky

Construction is well underway in Lexington, Kentucky! Mechanical rough-ins have been installed in four of the buildings, and the clubhouse is expected to open in December.

Hayden Park – Huber Heights, Ohio

We now have 3 buildings open for residents and are expecting to wrap up the rest of construction by the end of the year. The pool and outdoor patio areas are now fully completed!

Camden Park – Fort Wayne, Indiana

The pool and outdoor patio are being worked on, and the next step is to pour concrete. Landscaping is still underway and we're adding final touches throughout the property. Building 3 is currently being paved and the dog park is about halfway finished. We already have 3 buildings available for residents, and we're anticipating completing the rest of the construction by the end of the year!

Homestead Village – Fort Wayne, Indiana

There are currently 2 buildings open and the third is expected to open for residents at the beginning of October.  The construction team is currently commencing exterior finishes. Overall, the project has been progressing well!

How long have you been with Homestead? Three years! 

What were you doing before Homestead? I worked in retail for a long, long time, selling fine jewelry and watches.  

Where are you originally from? Canton, Ohio. 

What are your favorite hobbies? I love to bake, do anything outdoors, and gardening. 

What would you most likely tell your 13-year-old self? Your life will never be what you expect, so, enjoy every minute. That plan you might have will always change! Don't be afraid to do something you've never done. 

If you could have coffee with three people, dead or alive, who would it be? My parents and my younger sister. And my 2nd grade teacher as a bonus! 

Who is the most famous person you have ever met? Do I have to pick just one? Rod Stewart! 

What is your dream vacation? Going to France and seeing the whole country.  

What is one thing you can't live without? Lipstick! 

What is your proudest moment at Homestead? Receiving the β€œCommunity of The Year” award last year. We have a great team that works incredibly hard. I was and am so proud of what we've accomplished. 

What is on your retirement bucket list? Travel, travel and more traveling!! Can't wait to just go everywhere.

Homestead America recently gathered for their annual HA Summer Party! Held at Wolfe Park in Columbus, Ohio, the event was a blast and included good food, drinks, and yard games for everyone to enjoy.

River Park, River’s Edge, The Valley, and The View Join the 100% Club!

The Blueprint: Insights on Construction

Homestead Construction has some exciting updates to share! We've made significant progress across various projects throughout the second quarter, and we're thrilled to announce the latest news from John Brinich, President of Construction.

The clubhouse at Hayden Park in Huber Heights, Ohio is now fully complete, and the first residents are expected to move in shortly. Over in Fort Wayne, Indiana, Camden Park, is now open for tours! The clubhouse has been fully completed and ready for everyone to enjoy.

Our team has been working hard at Lusso in Italian Village, and great progress is being made. The concrete is all set, and the construction team is now framing two out of three buildings on-site. We're scheduled to open our doors for residents on January 1st! We're also pleased to announce the progress at Stella in Italian Village. Buildings B and C are coming together with completed exteriors, and we're excited to start scheduling the first move-ins for late October. In the meantime, the interior of buildings B and C are being completed, while Building A is now under a roof, and the mechanicals are continuing to progress.

At The University of Kentucky, the Signature clubhouse is taking shape with completed framing and mechanical work underway. The clubhouse is projected to be ready in early November, and we're excited to welcome our first residents in May of 2024! Lastly, things are moving along smoothly at Homestead Village in Fort Wayne. Exterior finishes have started our interior units are currently having cabinets installed.

In The News: β€˜Age is a State of Mind’ at 55+ Communities

Older adults who want to blend an independent lifestyle with social activities and fewer maintenance responsibilities could find a 55+ community to be the right move. 

Such communities give older adults, whether they are working from home or retired, the opportunity to live with like-minded neighbors and be surrounded by amenities and activities that cater to their interests and needs.

Age is a state of mind, right?

In the past, many 55+ communities had been income-based, said Tanya Brand, Regional Manager at Homestead Village. Over the last several years, however, companies have begun to see a need for active, independent communities for this age group, especially for those looking for alternatives to assisted living facilities. 

β€œThis kind of environment is brand new, in my opinion,” Brand said.

Introducing Signature and Buckstone: Two New Apartment Communities with Brand New Logos

Exciting news for apartment hunters in the Kentucky and Ohio areas - two new apartment communities, Signature, and Buckstone, are currently in development and are set to welcome residents in the near future. Both communities have recently revealed their brand-new logos, signaling the start of their branding and marketing phase.

Signature is a student housing community located near the University of Kentucky. With 288 beds, it will provide ample housing for students in the area. The community is expected to be ready for move-ins for the Fall of 2024 school year, giving students plenty of time to secure their living arrangements before the school year starts. The community's logo features a stylized script font, evoking a warm yet modern feel.

Hayden Park Apartments - Huber Heights, OH

The Clubhouse at Hayden Park was nearing completion, with landscaping work underway as the final touches were being added. The roofing for buildings 1-3 had been completed, and the finishes and rough mechanicals were proceeding as planned. Building four was undergoing roofing work, and framing for Building five had already begun. For Building 6, the team was working on underground plumbing. Overall, the project was progressing well and on schedule.

Camden Park Apartments - Fort Wayne, IN

The clubhouse at Camden Park was almost complete, with landscaping work in progress as final touches were added. Roofing for 5 out of 6 buildings had been successfully completed, and each building was sequenced in the correct stages of completion. Framing for the 6th and final building had begun. The exterior finishes were progressing quickly and turning out great.

The construction of the parking garage is almost halfway finished, and once it's done, the framing work will begin. The primary entrance route is expected to open soon. Additionally, we are now getting the site ready to start building the second and third structures.

The parking garage has been finished, and the first-floor framing work has started on building A. Building B is currently focusing on rough mechanicals, while the framing work for Building C is almost done, and the roofing work is in progress. As for the Club House, we are currently working on underground plumbing.

Signature Apartments - University of Kentucky - Lexington, Kentucky

We are in the early stages of construction at Signature Apartments! Earthwork is nearing completion, and utilities and building foundations are getting ready to start.

Homestead Village - Fort Wayne, IN

The framing and roofing stages have been finished, and our focus has shifted toward working on the internal mechanicals. Additionally, we plan to commence exterior finishes in the upcoming weeks.


2818 and Parkway Get a $5 Million Facelift!

2818 Apartments and Parkway in College Station, Texas, recently underwent a $5 million renovation. The renovation included a revamped pool, basketball court, volleyball court, and hangout area with a fire pit, making it the perfect place for residents to relax with friends. The units received updated flooring, as well as new countertops and backsplashes.

Shannon Latsko, Regional Manager helped oversee the project and noted, β€œThe $5 million renovation at 2818 Apartments and Parkway has shifted the market and solidified its position as the value leader in College Station. With updated amenities and renovated units, residents can enjoy high-quality living at an affordable price point."

In The News: Huckleberry House Completes Significant Renovation at Teen Shelter

Homestead Companies’ philanthropic partnership with the Huckleberry House continues to make an impact:

β€œFor nearly four decades, young people in Greater Columbus who have found themselves without reliable shelter often have sought β€” and always found β€” refuge at a three-story home in Weinland Park on the city's North Side.

In 1976, Huckleberry House moved its services into a house on Hamlet Street, evolving from the street outreach mission on which the nonprofit agency was founded six years prior. Built in 1905, the house was being used as rooming for Ohio State University students when Huckleberry House purchased it.

In the ensuing years, as Huckleberry House's reach has expanded and its mission has continued to grow, that 117-year-old house has remained largely the same. That is, until this year, when the agency partnered with other organizations and Columbus City Council on two distinct projects that included interior overhauls to both its first- and second-floor spaces at the shelter, as well as a revitalization of some exterior areas and the surrounding outdoor landscape.

Most recently, Huckleberry House underwent a renovation to the second-floor living space of the Hamlet Street crisis shelter valued at $123,223. The Columbus chapter of the National Association of the Remodeling Industry (NARI) provided parts and labor valued at $92,423, and Columbus City Council approved a $26,300 grant to support the project.

Huckleberry House financed the remaining $4,500 in expenses, said executive director Sonya Thesing.

Most youth ages 12 to 17 who go to the shelter stay for about a week, Thesing said. During that time, they are connected with counseling and other wraparound services until they find a stable living situation and move on. In some cases, Huckleberry House might offer extended emergency shelter to a youth for up to three months until Franklin County Children Services helps that person find a permanent housing situation.

By renovating and updating the sleeping areas and lounge spaces of the shelter's second floor, leaders at Huckleberry House are hoping to provide a more welcoming and comfortable space to the approximately 500 at-risk youth the organization serves each year who are experiencing homelessness or other crises, Thesing said.

β€œWe wanted the shelter to have the kind of space where youth could be comfortable no matter what they are dealing with,” she said. β€œWe know the space needs improvements, but there’s always a list of a thousand other things that need attention first.”

Although the shelter's capacity remains the same β€” 16 beds and a maximum capacity of 22 β€” Thesing said the renovations led to the space being reconfigured, allowing for four bedrooms instead of two, in turn equipping the shelter to better accommodate young people who are nonbinary, transgender or gender fluid.

The project also included overhauling the work station for overnight staff who monitor the sleeping areas.

The shelter's residents were moved temporarily to the third floor as renovations continued.

Members of NARI of Central Ohio, a nonprofit trade association serving the remodeling industry, first visited the shelter in the spring of 2021 before deciding to help Huckleberry House with a renovation project, said executive director Pam Patter. The work began in mid-September, with NARI’s members providing labor and such materials as flooring and paint before Huckleberry House announced the project's completion Nov. 20.

β€œWe admire what they do,” Patter said. β€œWe weren’t doing it for recognition. We’re doing it because we want to give back.”

Leaders of Huckleberry House also requested funding from Columbus City Council, which approved it in July through the city's Neighborhood Initiatives subfund.

Councilman Rob Dorans said the council has long supported Huckleberry House, and he acknowledged the urgent need to support organizations providing housing and shelter in Columbus amid a housing crisis. Youth are by no means immune to the instability that has largely grown in the aftermath of the COVID-19 pandemic, he said.

β€œHuckleberry House has been that really important anchor to make sure kids have somewhere to go, that they have someone who can connect them with the right services,” Dorans said. β€œIt’s hard being a teenager in general, and you layer on top all these issues young people are dealing with and its incredibly difficult, so it’s really important for them to have a space that’s inviting and comfortable and safe.”

The project was the second completed this year at the crisis shelter.

Homestead Cos., a Columbus apartment rental agency, contacted Huckleberry House in the spring about doing a volunteer day at the shelter.

But what started as a single day of employees and some workers they had recruited from Sherwin-Williams volunteering turned into a largescale project on the first floor of the shelter. Beginning in late June, the company provided new flooring and paint and added a second laundry room in the crisis shelter valued at $40,000, Thesing said.

Volunteers also planted flowers and painted all the wood trim at the counseling center on the Hamlet Street campus. Huckleberry House also has an apartment complex for those ages 17 to 24 on Kenmore Square on the Northeast Side, where volunteers power-washed sidewalks and patios and painted all the gates and trash dumpsters.

β€œWe really depend on and benefit from the kindness and generosity of our community,” Thesing said. β€œWe typically receive financial support for programs and services, but not for improving spaces, so these two organizations made a very big difference for us this year.”


Homestead Village In Grove City Makes History

Homestead Village in Grove City has hit 100% occupancy!! For most communities, this is a familiar milestone but for HSL, this is the first developed community in the senior living division and the first to hit 100% occupancy!

October Culture Recap!

This past month was full of excitement! The office participated in a Halloween Spirit Week, our first annual Chili Cook-off + Costume Contest, and celebrated Breast Cancer Awareness Month with a pink breakfast and our very own speaker, Donna Stage.

Donna is a 6 year Warrior, stable Stage 4 Breast Cancer survivor. She offered great statistics and tips on how we can ALL help be aware and support individuals in their cancer journey such as:

  1. 1 in 8 women will be diagnosed with Breast Cancer during their lifetime

  2. Stage 1, 2, 3 Breast Cancer: Cancer has stayed closer to origin. 5-year survival rate is 90%!

  3. Stage 4 Breast Cancer: Cancer has spread to other parts of the body. 5-year survival rate is 28%

  4. Stay on top of your scans and be knowledgeable of symptoms. Pay attention to your instincts if you think something is wrong.

  5. Support those you know going through any type of cancer

    • They don't want to hear "everything will be fine." Let them know you are there to support them, go to appointments with them, listen to them when they need an ear.

    • Don't be in denial about their condition, accept it, be positive but realistic. Understand that they will have up and down days, and side effects to deal with as they go through treatments. Help them deal with the side effects the best they can.

    • Be YOU! Don't force yourself to act the way you think you are supposed to. Nothing is more uncomfortable than someone trying too hard to "do the right thing". Ask questions if you are uncomfortable or don't understand. Be honest that you don't know what to do or say. They will tell you.

  6. Participate in activities that show solidarity of support for those going through cancer. It does help to know others are out there that "get it," and it helps us expand our support groups. Donations help fund research that increase that survival rate, and help Warriors live longer!

John Brinich: Building Careers in Construction

Contrary to what seems to be popular belief, you don’t need to go to college to find a rewarding career. 

I am not quite sure where that idea started in our society, but I know it’s still around. I think back to my high school days and how, when senior year rolled around, I had that meeting everyone scheduled with the high school counselor. I remember the counselor asking me directly what I wanted to study in college as if that was my only option. The same thing happened with my own kids during their high school experience all those years later. 

The fact is, for many people, college isn’t for them – and that doesn’t mean they won’t be successful. While college is valuable and required for many careers, it is expensive and takes years to complete. Yet, there are many satisfying and lucrative careers for which college simply is not needed. 

My title is the President of Construction at Homestead Companies, which is a fully integrated real estate company with in-house development, property, and construction management. In 2021, our company had more than $200 million worth of new construction contracts in place. 

I lead a team of 17 that manages the construction process for our company’s projects. We ensure skilled labor is hired, materials are sourced, and projects get done safely and on time. We have several high-level supervisors that do great work for our company and our clients, none of whom has a college degree. 

No college textbook or lecture can get you ready for a construction worksite. What people in construction need is time in the field, along with a passion for the work. 

When I interview candidates for our jobs, I never look at the bottom of the resume where education is usually listed. I want to know – can you problem solve, can you think outside the box, and does your personality fit within our culture? Education doesn’t address those questions. With these parameters, we have several people at our company making six-figure salaries. 

Right now is a golden opportunity for those who have ever considered a career in construction: 

  • Development driving demand 

All over the country, development continues at a rapid rate, but the construction side can’t keep up. Data from Associated Builders and Contractors says the industry needs 650,000 additional construction workers to meet the rising demand. 

  • Workers getting older 

Not only is development driving the need for workers, but a large share of the industry’s workforce is reaching retirement age. According to the Bureau of Labor Statistics, 22% of our workers are 55 or older. 

  • Salaries going up 

Over the past few years, wages in the construction industry have grown due to supply and demand. Analysts are expecting the pay growth to continue to increase along with the growing need for workers. Getting started in construction is quite easy, especially in Ohio where Homestead is headquartered. Ohio has the second largest registered apprenticeship system in the country. Apprenticeship programs allow workers without any prior experience to learn the trade. Not only are these programs free, but the 

apprentices are paid for their on-the-job training and receive additional benefits. While many of their peers start their careers in debt from college, apprentices enter the field ahead. 

The need for construction isn’t going to slow anytime soon. The jobs are available and so are the opportunities to ascend into leadership roles. College is a great option for many – but it’s certainly not the only one to build a career you can be proud of.

HU September Champ Chain Winner: Travis Lane

"As chaotic as Turn was, Travis was constantly out on the grounds with us. Travis continuously picked up on the slack, drove his team, and encouraged us to go further every day. He showed up every day with a smile and encouraged everyone to do better than yesterday. He looked out for everyone, kept us all in check, kept us hydrated, and encouraged us when we were ready to call it quits. Now that Turn has passed, Travis fell right back in line and made the financial side of move-in day run as smoothly as possible for both 2818 and Parkway. He cares deeply for and always takes care of his team ~ Turn and its aftermath would have been a rocky road if it weren't for Travis. Even now, while Parkway is short-staffed, Travis has hit the ground running and kept Parkway in tip-top shape. He has gone above and beyond in every single way and made the struggles seem like nothing. There's nothing that Travis can't do and everyone at Parkway and 2818 both couldn't be more appreciative of how much he does for both properties and how much of a survivor he truly is. Travis is amazing in more ways than you ever could think, and he has been the biggest team player there could have been throughout Turn. In The News: Construction Begins at the Lusso Site in Italian Village

Work has officially begun at an eight-acre site on the northern edge of Italian Village. The property will soon transform from an industrial lot to β€œLusso”, a 255-unit apartment and townhome community. The project is a collaboration between local development firms Homestead Companies and The Lykens Company.

β€œLusso will bring a new energy to Italian Village,” stated Dave Anderson, Founder, and CEO of Homestead. β€œResidents will be within walking distance to notable dining and nightlife destinations including Budd Dairy, Fox and the Snow, and 7th Son Brewing. It will cater to young professionals but also have offerings for established professionals who want to continue downtown living.”

The developers boast that the project is located on the largest remaining plot of undeveloped land in the neighborhood, and will include the largest clubhouse amenities with over 3/4 of an acre dedicated to interior and exterior community space that includes a fitness center, sauna, pool and lounge.

Lusso was first announced back in September of 2020 and the first phases received conditional approvals in March of 2021. The project is the latest to break ground along Fifth Avenue with several others currently under construction nearby, including 4th & 5th, Crossline, and the second phase of Crossline. Once fully completed, these development projects and others nearby will add over 3,000 new residents to Weinland Park, Italian Village, and the University District along this 1.5-mile stretch of Fifth Avenue.

Leasing at Lusso is expected to begin in early 2023 with the first units available for move-in during the fall of 2023.

HU Portfolio Hits a Record 96% Preleased

Homestead America came together for the annual HA Summer Outing. The event was held at the Scioto Mile In Columbus, Ohio, and included Hoggy's BBQ, giveaways, and some competitive ladder golf competitions which ended up with TJ Manfrass from Development closing out a win and running to the hospital to welcome the newest addition to his family. Congrats on the baby, TJ, and we hope everyone enjoyed this year's HA Summer Outing. We look forward to next year and thank you for all of your hard work.


Tips For a Great Move-In

Why is a smooth move-in process important?

Moving ranks amongst the top most stressful life events. So, streamlining the tenant move-in process for your residents will ease their stress, in turn increasing their satisfaction. The days leading up to move-in day are your chance to make a great first impression on new residents.

After all, you’re the face of their new home!

Critical move-in day procedures you must follow:

  1. Arrive early.  This’ll ensure that you have time to prepare your welcome packets and go over your checklist before you greet your new residents.

  2. Complete your move-in checklist. Don’t rush this step β€” it’s better to be over-prepared than to forget an essential item.

  3. Review the welcome packet with your resident. Make sure they understand how to fill out their inspection form and where to submit it.

A smooth move-in process is the foundation of your relationship with new residents. So, practice efficient, informative engagement before and during move-in day. This allows you to begin the resident retention process before they’ve even arrived!

A great move-in process includes:

  1. Completing necessary repairs to the unit and hiring a professional cleaning crew before your resident moves in.

  2. Maintaining clear, open communication with your new resident.

  3. Following a robust move-in process checklist to ensure you don’t forget any responsibilities.

When the prospect moves in, both they and the current resident earn a reward. 

How do we access the Rentgrata Manager Dashboard?

How often should we login to the Rentgrata Manager Dashboard? 

We recommend logging into the Rentgrata Manager Dashboard at least once a month. If your property is active and you have more than 10 residents signed up and decent availability, we recommend upping that to twice monthly to help you stay on top of pending rewards.

 

Who is responsible for paying out Rentgrata Rewards? 

The community pays out rewards. Your team will pay our rewards 30-90 days after the prospect moves in via either Rent Credit, Gift Card, or Check.

  • Keep a printout of the QR code for your property at leasing desks for prospects who don't look-n-lease to snap! 

  • Stand it up in your models/show units for prospects to grab during tours. 

  • Add links to and a call to action on Linktrees in the community’s Instagram accounts 

  • Have leasing teams strategically provide RG links to any tour who walks out the door without signing a lease. β€œWhy don’t you ask a current resident about their experience”. 

What are some ways we can get our residents to engage more with Rentgrata? 

  • Send periodic to your residents that they can earn rewards by chatting via Rentgrata! If you need assistance crafting the communication, reach out to your Rentgrata Client Success Manager for assistance at kim@rentgrata.com

  • Access the Resident Facing folder of the Digital Collateral Library for flyers that you can post to common areas. During busy package season, it can also be a good idea to print half-page flyers and slap them onto packages that residents can grab. 

  • Throw a flyer in with renewal offers. 

  • When a resident comes in to compliment your team, ask them if they’re signed up for Rentgrata! 

What should we be looking at in the Rentgrata Manager Dashboard when we login? 

  • When you log into the Rentgrata Manager Dashboard, the primary section you’ll want to look at is the Rewards tab.

    • If there is a red number notification on it, congrats! That means your residents have been influencing prospects through conversations and you now have rewards to process! 

  • The next most important tab is the Leads tab. This tab also has a number notification, but it’s just counting the number of Open Leads (prospects who’ve engaged with the messenger) you currently have. 

    • Since your community has a PMS integration with Rentgrata, you don’t need to do anything with this tab other than give it a once over to ensure that there are no Active Leads (applicants) that haven’t automatically moved over to the Moved In column via the integration. 

    • If they haven’t moved, just click and drag them from Active to Moved In and enter the move-in date. This will get their rewards to populate in the Rewards Tab. 

  • The last tab you’ll definitely want to check when you login is the Residents tab. Peek at this tab to scroll through your residents to see if there’s anyone in the messenger that you might want to remove because they’ve moved out or you feel that they might not be the best community ambassador. 

    • To Report a resident, simply click on their name and hit Report User in the upper right corner.
