Another successful season of Homestead U turn and move-ins is in the books! 🎉 A big thank you to our incredible team for making it all possible and creating a top-notch resident experience. We loved welcoming so many new residents into our communities.

Now it’s time to set our sights on 2026 leasing! 

 

 

HU Leasing & Renewal Campaign 

We’re excited to launch the 2025–2026 Homestead U Leasing & Renewal Campaign: Mentally, You’re Here! This playful, trend-inspired theme taps into how students imagine their ideal living spaces, creating emotional connections that drive both renewals and new leases.

The phrase “Mentally, You’re Here” celebrates residents who already feel at home, while “Mentally, You Could Be Here” invites prospects to picture themselves in the community. By reflecting the humor and lifestyle trends popular on TikTok and Instagram, the campaign keeps Homestead U properties feeling current, connected, and community-driven.
 

Selling Points of the Campaign 

  • Emotional Appeal for Renewals: Current residents feel recognized and validated with messaging that says, essentially, you’re already where you want to be. This strengthens retention by reminding residents of the pride and comfort tied to their apartment. 

  • Dual-Purpose Messaging: Bridges renewals and new leases seamlessly. The shared theme connects with multiple audiences while maintaining a consistent campaign message.

  • Social Media Integration: Stickers, student-created posts, and playful “POV” content organically drives online buzz while positioning the apartments as places worth showing off. 

  • FOMO Creation: Prospective residents see authentic resident content (sunset views, study spaces, community amenities) and develop the desire not to miss out – reinforcing renewals as part of the lifestyle, not just a leasing decision. 

  • Property-Specific Differentiation: Flyers, signage, and campaign collateral highlight each property’s unique selling points, keeping the marketing local, tailored, and relevant to individual student experiences. 

  • Shareable Physical + Digital Touchpoints: From flyers in the clubhouse and stickers on laptops to posts on social, residents repeatedly encounter the campaign in their daily lives, making it memorable and reinforcing pride in their community. 

  • Community Identity: Brings residents together through engagement prompts, hashtags, and branded visuals, strengthening the bond between residents and their property – key for combating turnover when renewal season arrives. 

This campaign sells leasing and renewals by making students feel proud, trendy, and connected to their community – not just as tenants, but as active members of a lifestyle worth staying in 🌟

 

 

HA CAA Expo

The Homestead America and Senior Living teams had a fantastic time at this year’s 2025 CAA Expo: Favorite Games! 🎉 

This memorable, annual event brings together hundreds of multifamily housing professionals from across Columbus for a day filled with networking, learning, and fun. Our teams enjoyed exploring the tradeshow floor, connecting with fellow industry leaders, and discovering new products and services that support our communities. Beyond the professional takeaways, it was also a wonderful chance for our team members to bond together!

We held our quarterly Homestead Huddle to share department updates and wins, then spent the afternoon together enjoying City BBQ, cornhole, music, and @littleladiessoftserve ice cream sandwiches. From team bonding to plenty of laughs, we’re grateful for moments like these that bring us closer and strengthen the Homestead family.⁠

The Blueprint: Insights on Construction

Kingsley Park – Canal Winchester, Ohio

Kingsley Park's clubhouse is officially open! The first building received TCO at the end of September (a Temporary Certificate of Occupancy), and the first tenants are expected to move in the beginning of October. The project continues to be on schedule.

Carriage Park – Huber Heights, Ohio 

Carriage Park's clubhouse is framed, and MEP roughs have started (the initial installation of Mechanical (HVAC), Electrical, and Plumbing systems before insulation and drywall are installed). The first building is framing the 3rd floor, and slabs are poured for two more buildings.

 

The Retreat at Marysville – Marysville, Ohio 

Progress continues at The Retreat at Marysville. Finishes are now being installed on the East side of the building, putting us on track for a December TCO. We’re eagerly preparing to welcome our very first residents in January! 

 

Britton Park – Hilliard, Ohio 

Exciting news! Britton Park Apartments, Homestead’s 5th “Park Product,” is officially underway! With the construction loan closed and crews on-site, dirt is moving, structures for underground utilities are being received, and progress is in full swing. Located just two miles from downtown Hilliard off Britton Parkway, this brand-new community will offer modern 1 and 2 bedroom apartments paired with premium amenities designed for an upscale lifestyle. Residents will enjoy a resort-style pool, fitness room, yoga studio, sauna, coffee lounge, pickle ball court, and much more.
